One of the most attractive professions is, no doubt, that of a real estate agent. The nice homes, cars, the ability to set your own schedule, and the chance to make a considerable amount of money helping people are likely the reasons we all know several real estate agents. What we don’t see from the outside is how difficult it is to earn a consistent income as a real estate agent without having to pay a significant amount of money for leads every month. This is why I decided to compile a list of ways you can make more money as a real estate agent and build a stronger business.
Here are 14 ways real estate agents can earn extra income beyond the transaction:
- Referral fees — Refer clients to agents in other markets (relocation, vacation homes) and earn 20–35% of the commission on closed deals. It’s passive income for a simple introduction.
- Property management — Manage rental properties for landlord clients, collecting monthly management fees (typically 8–12% of rent). It creates reliable recurring revenue.
- Real estate investing — Buy rental properties, fix-and-flips, or short-term rentals yourself. Your market knowledge gives you a built-in edge over typical investors.
- Airbnb/short-term rental co-hosting — Manage STR properties for owners who don’t want the hassle. You handle bookings, guest communication, and maintenance coordination for a 15–25% cut of revenue.
- Mortgage loan officer referral partnerships — Some states allow agents to become licensed loan officers or earn referral income through affiliated business arrangements (ABAs) with lender partners (check state regulations).
- Real estate coaching or courses — Teach newer agents your systems, scripts, and strategies through 1-on-1 coaching, group programs, or online courses. High margin once built.
- Content creation and social media — Build an audience around local real estate content on YouTube, Instagram, or TikTok. Monetize through sponsorships, brand deals, and inbound leads.
- Staging or interior design consulting — If you have an eye for design, offer paid staging consultations or partner with a stager for a referral fee on every listing.
- Home inspection or contractor referral networks — Build a vetted vendor network and charge vendors a marketing fee or membership to be on your preferred list (check state regulations).
- Teaching real estate licensing courses — If you’re an experienced agent or broker, teach pre-licensing or continuing education courses through local schools or your own platform. Great for credibility and supplemental income.
- Commercial real estate deals — Get your commercial real estate certification (CCIM or similar) and represent buyers, sellers, or tenants in office, retail, industrial, or multifamily transactions. Commercial commissions are often larger than residential and can include ongoing leasing fees.
- Business brokerage — Help clients buy or sell businesses, not just properties. Many transactions involve both real estate and business assets. Business brokers typically earn 8–12% on the sale price, and your existing client relationships are a natural pipeline (check state regulations first, as some states may require additional licensing).
- Franchise deal consulting — Partner with franchise brokers or become a certified franchise consultant to help entrepreneurial clients find and acquire franchise opportunities. Franchise brokers earn $20,000–$50,000+ per placed deal, paid by the franchisor — at no cost to the buyer.
- Insurance licensing — Obtain a property & casualty (and/or life & health) insurance license to earn referral fees or direct commissions when connecting clients with insurance products. Every buyer needs homeowners’ insurance, and every investor needs landlord or commercial coverage — making this a natural extension of every transaction you already close.
